The loan servicing system knows the borrower and the collateral; the portals know the buyers. In between lies the work on the property, which often lives in Excel sheets and email.
Is the unit vacant or occupied?
You need to know before publishing a listing. And, if it is occupied, whether the occupier has replied, whether there are arrears, how far vacating has got and which strategy has been chosen.
Have the letters gone out, and have they arrived?
Letters not sent, sent but not received, occupiers who do not reply: you need to know, unit by unit, which letters went out and which proofs of delivery came back, not a count done by hand.
Who is selling the property, and at what price?
Once the property is vacant it passes to brokers and estate agents, sometimes to more than one. If each works with their own software, prices and deals only show up in the month-end report.

Arrears and vacating the property, through to vacant possession, are steps in the workflow: you know where each unit stands.
Listings once the unit is vacant
Listings go out automatically to immobiliare.it, idealista, casa.it and Wikicasa, the Italian property portals; each listing has its own quality score.
Multiple brokers on the same portfolio
Enquiries arrive with their source and go to the broker handling the unit; response times are measured, and delays move to the overdue reminders.
Offers checked against the approved price list
Before acceptance, offers are checked against the approved price list (listino): those to be checked wait in the price review queue. The anti-money laundering function has checks to sign off at the offer (proposta), the preliminary contract (compromesso) and the notarial deed (rogito).

Which software helps banks and servicers sell property from non-performing loans?
Two things are needed: a loan servicing system, which follows borrowers, collateral and proceedings, and a system for selling the property when the time comes. EASYRE® by D.P.S. Soluzioni Informatiche is the second: it governs the sale and leasing of property in Italy unit by unit, through multiple brokers and estate agents, and the software has a workflow for property from non-performing loans, with a strategy for each unit (cash for keys, renegotiation, usufruct, sale), registered letters and proofs of delivery, arrears and vacating the property. When the property is ready for sale, it moves to the sales workflow: listings on the Italian property portals, enquiries with their source, offers checked against the approved price list, anti-money laundering checks to sign off and notarial deed. It serves banks, credit servicers (including special servicers, which manage non-performing loans on behalf of others), special purpose vehicles (SPVs) for securitisations and ReoCos (companies that take over and sell the properties securing non-performing loans).
What does EASYRE® provide for occupied units?

When the property is ready for sale, it moves to the sales workflow: listings, enquiries, viewings, offers, checks, notarial deed.
Does EASYRE® replace the loan servicing system?
No. The loan servicing system follows borrowers, collateral and proceedings; EASYRE® follows the properties, from occupied unit to sale through brokers and estate agents. They are two separate jobs, and the loan stays where it is today.
How do you keep prices under control when multiple brokers sell?
Each unit’s approved price list, that is its minimum price, enters EASYRE® in bulk from the bank’s or the servicer’s systems and can stay confidential to the seller: brokers and estate agents work on the asking price, the one in the listings. Offers are checked against the approved price list before acceptance, and those to be checked wait in the price review queue. For each unit, the approved price list and the offer, preliminary contract and deed prices stay side by side, and anti-money laundering checks are signed off at offer, preliminary contract and notarial deed. What is a ReoCo, and how does it sell its properties in Italy?
A ReoCo is a company that takes over the properties securing non-performing loans in order to manage them, add value and resell them: it can belong to a bank or, in a securitisation, be a vehicle set up specifically for those properties. When it sells through multiple brokers and estate agents, it needs what a bank needs: to know where each property stands, even when it is occupied, to check offers against the approved price list before acceptance and to sign off the anti-money laundering checks at their step. EASYRE® follows all of this, from occupied unit to notarial deed.
Who works on the portfolio data, and what stays on record?
Each user works in their own role, for example brokers and estate agents, call centre, owner, anti-money laundering function or credit intermediaries: access is role-based and logged. The security principles are on the Security & governance page.
How much does EASYRE® cost a bank or a credit servicer?
The fee is calculated on the number of units you put into EASYRE® to sell or lease them. D.P.S. services, such as call centre and freephone number, publishing and managing listings, photos and virtual tours, are added separately, and for services payment can also include a fee on completed sales. If you work for more than one client, there is still only one contract.
