Which enquiries are still waiting for an answer, and from whom?
Each enquiry has a broker handling it. When the agreed times run out, the enquiry joins the reminders, in order of delay, and the missed deadlines count in the broker’s ranking.
Did that offer follow a viewing?
Contact, viewing request, viewing, offer (proposta), preliminary contract (compromesso) and notarial deed (rogito) are steps of the same event-based workflow: the history of a deal can be read step by step.
Why is that unit not selling?
Lost deals are closed with a reason chosen from a list, for example price too high, mortgage not granted or high service charges. And if the listing has a low quality score, the answer may lie there.

How do you keep control of a network of estate agents selling a fund’s units in Italy?
By putting brokers and estate agents on the same workflow and measuring them on the same criteria. Which indicators do you need to measure brokers and estate agents?
Those measured as the work is done, not those in the reports: response times and missed deadlines, enquiries taken on, viewings, offers and successful outcomes, listing quality, conversion rate from contact to sale and reasons for lost deals. In EASYRE® you read them by broker and by fund, over the last 90, 180 or 365 days, together with enquiry sources and units worked.
What happens when a broker does not respond in time?
The enquiry goes past the agreed time (SLA) and joins the list of reminders, in order of delay and of reminders already sent. Missed deadlines also count in the broker rankings, so the delay stays on record.
Can EASYRE® also compare funds with each other?
Yes. The fund ranking uses the same criteria as the broker ranking, over the same periods, and the portfolio report puts each fund’s sales next to its deviation from the approved price list (listino). So whoever oversees more than one fund looks at them all the same way.
Why record the reason for lost deals?
Because the reason shows where to act: on price, on service charges, on the mortgage. In EASYRE® a lost deal is closed with a reason chosen from a list, for example price too high, mortgage not granted, offer not in line with the approved price list, high service charges, short-term rentals only or duplicate enquiry, and the list of enquiries can be filtered by reason for closing.
