Listings on Italian portals, and where enquiries come from

Portals and call centre: see which enquiries each one brings.

Listings go out automatically to the Italian property portals immobiliare.it, idealista, casa.it and Wikicasa.

For the units you sell or lease in Italy, EASYRE® also feeds the websites of each sales initiative, the group of units marketed together. With multiple portals and brokers, the source of an enquiry gets lost

When the same units are on more than one portal, on the sales initiative websites and in the hands of more than one broker, whoever pays for the channels wants to know what they bring in.

Is the portal space you pay for being used?

EASYRE® publishes listings automatically and keeps track of the listing allowance of each portal subscription: the listings online, those ready to go and the space left.

Where do your enquiries come from?

From the portal, the sales initiative website, word of mouth or the broker: the source comes in with the enquiry, and the report counts it source by source. So you see which channels bring enquiries.

Who answers when buyers call about a unit for sale?

If you wish, the D.P.S. call centre, with a freephone number: calls come into EASYRE® as enquiries, with their channel, instead of staying on each broker’s phone.

To know where enquiries come from you need two things: publish listings from a single archive, and record the source when the enquiry is created, not later. EASYRE® does both, so it does not just record enquiries: it brings them in.

Enquiries with their source

Enquiries from the portals arrive by email and are imported into EASYRE®; those from the sales initiative websites and from brokers come in with their source, and calls to the call centre with their channel.

The broker handling the unit

Enquiries from portals and websites go to the broker handling the unit, with agreed response times; when these run out, the enquiry joins the reminders.

How do you publish a fund’s listings on the Italian property portals?

From a single archive of units that feeds the portals. EASYRE® exports listings automatically to immobiliare.it, idealista, casa.it and Wikicasa and keeps track of the listing allowance of each subscription, that is, the number of listings that can be online at the same time; paid featured listings (Top, Star, Vetrina) are also tracked in EASYRE®. Sales initiatives group the units for sale and have their own search pages on the owner’s websites. Publishing and managing listings, with photos and virtual tours, can also be done by D.P.S., as a service.

How do you measure where a real estate fund’s enquiries come from?

By recording the source when the enquiry is created, not later. In EASYRE® enquiries from the portals, which arrive by email, are imported with their source; those from the sales initiative websites and from brokers come in the same way, and calls to the call centre come in with their channel. The source report counts enquiries source by source: immobiliare.it, idealista, sales initiative websites, word of mouth, brokers and estate agents. To measure everything, generic channels too, such as an email inbox, should bring their enquiries into EASYRE®.

Why have a call centre if the brokers already have their own phones?

To give the units for sale a single number and to bring phone calls into the owner’s system as well, instead of leaving them on each broker’s phone. The call centre with a freephone number is a D.P.S. service: calls come into EASYRE® as enquiries, with their channel, and follow the same workflow as the others.

Can units also be published on the fund’s or the initiative’s own website?

Yes. In EASYRE® sales initiatives group the units for sale, and each initiative has its own search pages on the owner’s websites; D.P.S. can build the initiative websites, as a service. Enquiries coming from there enter EASYRE® with their source, and the report counts them separately.

How do you check the quality of published listings?

With the same score for everyone. EASYRE® gives each listing a score of up to 100: completed data, photos and floor plans all count, with weights that vary by category, property type and contract. The score feeds into the broker rankings, next to enquiries, viewings and response times.

How does EASYRE® differ from a CRM for enquiries on units for sale or to lease?

It works on the owner’s side, across every broker. Enquiries come from the portals, the sales initiative websites and the brokers, with their source, and from the call centre, with their channel; those from portals and websites go to the broker handling the unit, response times are measured and, when they run out, the enquiry joins the reminders. The owner sees the work of all the brokers and estate agents on its units, with viewings, offers (proposte) and outcomes, through to signing; the CRM of a single estate agency sees only that agency’s enquiries.
